Technical challenge
A substantial bespoke new build on a constrained site, with significant groundworks and retaining requirements before any superstructure could start.
Information
Architectural drawings and structural design for foundations, retaining and level changes, with access and sequencing constraints to work around.
Construction response
Excavation, retaining and substructure delivered in-house on our own plant, sequenced so that the structure could follow without waiting on the ground. Level changes were managed as construction, not as an afterthought.
Outcome
The substructure was completed to the issued design and the home was delivered as a single coordinated contract from ground to finish.

Tŷ Rhosyn

Technical challenge
An approximately 460 m² bespoke home incorporating complex groundworks and an integral indoor swimming pool and spa wing.
Information
Full architectural package with structural design covering foundations, the pool structure and the interfaces between the house, the pool hall and the specialist installations.
Construction response
Foundations, pool structure and building substructure were constructed as one programme rather than separate trades, with the steel and frame stage coordinated around the pool hall and waterproofing interfaces.
Outcome
A completed home with the pool and spa built as an integral part of the house — our strongest ground-to-finish record.

Groundworks & civils

Technical challenge
Reinforced concrete, retaining and drainage works delivered as a groundworks package beneath and around construction by others.
Information
Engineer's drawings and schedules for RC elements, retaining structures and drainage runs, with site access and level constraints.
Construction response
Reduced dig, reinforcement, formwork and concrete placed to the issued design, with drainage and external levels set out and constructed to the approved layout.
Outcome
The package was completed to the engineer's design and handed over ready for the following trades.

How we work commercially

Straight about what we will and will not price.

What we price from

Drawings, specifications and schedules as issued. Where information is incomplete we say so and price against a stated assumption rather than burying it.

How we raise questions

Clarifications come back in one structured list with a return date, not as a drip of phone calls during the tender period.

What we will not do

We will not price work we are not equipped to deliver well, and we will say early if a project is outside our capability or programme. You will get a straight answer rather than a padded one.

Who you deal with

The person who prices the job is involved in running it. There is no handover to a stranger after award.
